As someone trying to sell, and looking to buy, this doesn't make me feel very good!
Right now my strategy is (a) be patient on selling and realize we may be in it for the long haul, and (b) on buying, don't fall in love with a particular property; another is bound to come along where the seller has over-extended themselves and is desperate, and then I have to take advantage of that and put the screws to them. (That also doesn't make me feel very good, but that's how the world works, isn't it).
